The Canadian at Wall Centre is a residential project which includes a 30 storey tower and 20 live/work townhouses.

Located in the heart of downtown Vancouver, the project is innovative in its response to urban living and the trend towards home based businesses. The 3 storey townhouses along Hornby and Helmcken Streets have ground and second floor spaces classified as both residential and commercial occupancies, allowing the owner the option of operating a small to medium sized business from within his dwelling.

All townhouses have access to an extensively landscaped courtyard, as well as generous private roof top terraces.

The tower is distinguished by a dramatic 3 storey lobby, and roof terrace with ornamental steel canopy. Clad in low-E clear glass and metal panels , the building is stepped to maximize views from all suites.

Typical floor plates in the tower have 8 units per floor consisting of one bedroom and two bedroom units. All are designed with open kitchens which have direct access to enclosed balconies, and a gas fireplace.

The top 2 penthouse floors feature 2 storey, two bedroom units with interconnecting spiral staircases and private roof terraces.

Within the parkade individual lockable garages have been provided for most units. These garages have their own remote controlled overhead door and secured storage area. This functional innovation and the efficiency of the plan and unit designs have contributed significantly to the marketing success of the project.

Process: 
Wall Financial purchased this site with an existing Development Permit in place. Within the scope of a Development Permit "Minor Amendment", Busby Perkins+Will Architects provided design solutions which significantly improved the internal organization of the suites, and maximized the potential to market the townhouse units as both commercial and residential occupancies.
